by Josh Tessier

Harford County's September numbers are in. The median sold price was $403,495. Homes that closed sat for a median of 22 days. And the 30-year mortgage rate is holding at 7.40%.

Here's the quick version of what that means if you're buying or selling in Bel Air, Abingdon, Edgewood, Havre de Grace, or anywhere else in the county.

Harford County market stats for September 2026: median sold price $403,495, 287 closed sales, 22 median days on market, 747 active listings, 30-year rate 7.40 percent

What were Harford County's September 2026 home sales?

Per Bright MLS (data as of Oct. 6, 2026):

  • Closed sales: 287 (up 9.1% from September 2025)
  • Median sold price: $403,495 (up 2.2% from a year ago)
  • Median days on market: 22 (seven days slower than last September)
  • New pending sales: 215 (down 21.0% year over year)
  • New listings: 321 (up 10.7%)
  • Active listings: 747 (up 28.4%)
  • Months of supply: 2.85 (up 0.65 months from a year ago)
  • Showings: 3,574 (down 14.6%)

Compared with August in Harford: closed sales rose from 260 to 287. The median edged down from $405,000 to $403,495. Days on market stretched from 16 to 22. Active listings grew from 635 to 747.

So more homes closed in September than in August. But fewer new contracts are forming, and buyers are taking longer to decide.

How does Harford compare with the Baltimore metro?

Across the full Baltimore metro (Anne Arundel, Baltimore City, Baltimore County, Carroll, Harford, Howard), Bright MLS shows:

  • 2,400 closed sales in September (down 7.6% year over year)
  • Metro median sold price $400,000 (flat vs. last September)
  • Median days on market 19 (three days slower)
  • Active listings up 21.2% year over year

Harford was one of the few local markets where the median price rose year over year. Anne Arundel and Carroll also saw price gains. Most of the metro cooled on sales volume.

Bright's Home Demand Index for the Baltimore metro sat at 83 for the September report period. That's a "Slow" reading, down from 89 the month before.

What does a 7.40% mortgage rate mean for buyers?

Freddie Mac's weekly survey put the average 30-year fixed rate at 7.40% as of Oct. 15, 2026. That's the same as the week before. A year ago it was 6.27%.

The rate went up seven weeks in a row before this pause. So it's still at its highest level in nearly three years.

Example math on Harford's September median of $403,495, with 20% down (loan of about $322,800), principal and interest only on a 30-year fixed:

  • At 6.27% (a year ago): about $1,992 per month
  • At 7.40% (Oct. 15): about $2,235 per month

That's roughly $243 more each month for the same price point. Taxes, insurance, and HOA are on top of that. Your actual rate depends on credit, down payment, loan type, and the quotes you shop.

Rates this high are why pending sales and showings are softer even when closings look okay. Closings lag contracts. What you see in September solds often started weeks earlier.

What should buyers do right now?

  1. Get a real payment quote at today's rate, not last year's. Shop more than one lender.
  2. Look at more inventory. Harford had 747 active listings at the end of September. That gives you more choice than a year ago.
  3. Don't skip the inspection or the numbers. A slower market still has well-priced homes moving.
  4. If you already own and your rate is low, run the stay-vs-buy math before you list and buy up.

What should sellers do right now?

  1. Price to the market you're in, not last spring. Buyers can count.
  2. Expect a longer clock. Twenty-two days median is still fine by normal standards, but it's not the 10-day sprint some sellers remember.
  3. Make the house easy to say yes to: condition, photos, and a clean disclosure packet.
  4. Watch pending and showing trends, not just last month's sold median. Those lead the next round of closings.

Bottom line

Harford closed more homes in September than a year ago, and the median price is still up. Inventory is higher. Contracts and showings are softer. Mortgage rates at 7.40% are the main headwind.
