How long does it take to sell a house in Harford County?

Two parts. Time on the market, then time to close.

On the market: In September 2026, the median Harford County home sold in 22 days.

To close: ICE, a mortgage data company, found the average purchase loan closed in about 37 days in March 2026. Cash deals can go faster.

Add a few weeks before that to get your home ready. All in, plan on roughly 2 to 3 months from "let's do this" to keys handed over. Your home and your price change that.

Step 1: Get ready to list

This is where you set your price and fix what needs fixing. I wrote a full list here: before you sell your Harford County home.

Step 2: Go live and show the home

Photos go up. Showings start. Keep the home clean and easy to get into.

Expect feedback. Some will sting. Use it.

Step 3: Review offers

An offer is more than a price. Look at:

  • Price
  • Down payment and loan type
  • Contingencies. These let the buyer back out if something goes wrong, like the inspection, appraisal or loan.
  • Settlement date
  • Any credits they ask for

The highest price isn't always the best offer. The cleanest one often is.

Step 4: Sign the contract

Once you both sign, the contract is "ratified." Now the clock starts on every deadline in it.

The buyer puts down an earnest money deposit. Your Maryland disclosure or disclaimer form should already be in their hands. The law says buyers get it before they sign.

Step 5: Home inspection

The buyer hires an inspector. They look at the roof, systems, structure and more.

Then the buyer may ask for repairs or a credit. You can say yes, no, or meet in the middle. This is a negotiation. Stay calm.

Step 6: Appraisal

If the buyer has a loan, the lender orders an appraisal. The appraiser decides what the home is worth to the bank.

If it comes in low, you have options. You can lower the price, the buyer can bring more cash, or you split the gap. Your contract matters here.

Step 7: Title and loan work

Behind the scenes, the title company checks that you own the home free and clear. Harford County also requires a lien certificate before a property can be transferred. Title handles that.

Live in Bel Air, Aberdeen or Havre de Grace? Your deed also gets stamped by the town before it goes to the county. Again, title handles it.

Meanwhile, the buyer's lender finishes the loan.

Step 8: Final walk-through and settlement

Right before settlement, the buyer walks the home. They check that it's in the shape you agreed to and that repairs are done.

Then settlement. You sign the deed and papers. Your loan gets paid off. You get your money.

What will I pay at settlement?

Common seller costs:

  • Mortgage payoff
  • Agent fees (negotiable)
  • Any credits you agreed to
  • Title and settlement fees
  • Transfer and recordation taxes
Tax Rate
Harford County transfer tax 1% of the price
Harford County recordation tax $6.60 per $1,000
Maryland state transfer tax 0.5% of the price

Who pays these is set in the contract. If your buyer is a first-time Maryland homebuyer, Maryland law shifts the state transfer tax (at 0.25%) to the seller. The county taxes shift to the seller too, unless the contract says otherwise.
