Seller FAQ

Do I need a lawyer to sell a house in Maryland?

In Maryland, a licensed title company handles the closing. It runs settlement, files the deed and pays off liens like your mortgage. The buyer has the right to pick the title or settlement company. You can still hire a lawyer if you want legal advice. I'll tell you if your sale might need one.

How long does it take to sell a house in Bel Air?

It depends on price, condition and the market that month. The stages are prep, listing and showings, then an accepted offer, inspection and appraisal, then settlement. Call me and I'll show you how fast homes like yours near you have been selling lately.

Can I sell my house as-is in Maryland?

Yes. Maryland has an "as is" disclaimer statement for that. You still must tell buyers about hidden defects you know of that are a health or safety risk. Buyers can still inspect and negotiate, so as-is means you aren't promising repairs, not that buyers can't ask.

What disclosure form does a Maryland seller fill out?

The Maryland Residential Property Disclosure and Disclaimer Statement, from the Maryland Real Estate Commission. You pick one side: disclose what you know about the home's condition, or sign the "as is" disclaimer. Either way, you list hidden health or safety defects you know of.

How much is transfer tax in Harford County?

Harford County charges a 1% transfer tax and a recordation tax of $6.60 per $1,000. Maryland adds a 0.5% state transfer tax, or 0.25% for qualifying first-time Maryland buyers. Your title company figures the exact amounts and any exemptions at settlement.

Who pays transfer tax, the buyer or seller?

Maryland law splits transfer and recordation taxes evenly between buyer and seller unless the contract says otherwise. If your buyer is a first-time Maryland home buyer who will live in the home, you pay the state transfer tax, and the county taxes too unless the contract says otherwise.

Is commission negotiable?

Yes, always. There's no set rate. Talk about it before you sign a listing agreement and get it in writing. Ask what services come with the fee so you can compare agents on what you'll actually net, not just the fee.

Is my tax assessment what my house is worth?

No. Maryland's SDAT reassesses homes every three years and phases increases in over three years, so your assessment can trail the market. It's a tax number. What a buyer will pay today comes from recent sales near you. Get a free home value.

Do I have to make repairs the buyer asks for?

No. After an inspection, the buyer can ask for repairs or a credit. You can say yes, say no, or offer something in between. The contract terms decide what happens if you can't agree. I'll help you decide what's worth giving.

Do I need permits for past work on my house?

Work like additions, decks or finished basements usually needs a county permit. Buyers and appraisers may ask. If you're not sure your past work was permitted, check with Harford County before you list so it doesn't surprise you in the middle of a deal.

What if I live inside Bel Air, Aberdeen or Havre de Grace?

Your deed gets stamped by the town before the county stamps and records it. Your settlement company handles this. The county also needs a lien certificate before the property can transfer. It's paperwork, not something you have to do yourself.

Can I sell before I buy my next home?

Yes. Some sellers sell first and rent or stay with family. Others ask for extra time after settlement, or time their two closings close together. Each way has trade-offs. Call me and we'll pick the one that fits your money and your nerves.

How do I get started?

Call or text me at (443) 617-2099 or email Joshua@leetessier.com. Or ask for a free home value: you get an automated value by email right away, then I call you to set up an appointment. No pressure to list. See how selling with me works.

My advice

Ask every agent you interview for the sales that back up their price. If they can't show you comps, they're guessing.
